Layout reconfiguration — particularly work that involves relocating plumbing, gas lines, or load-bearing walls — represents the second major variable, as structural changes introduce labor and permitting costs that are difficult to offset through material selections elsewhere.
Countertop material is the third significant factor, with options ranging from laminate at the lower end to quartzite and natural stone at the upper end. Appliance tier, flooring material, lighting design, and the extent of electrical and mechanical upgrades required to meet current building codes each contribute additional variability. The age and existing condition of a kitchen can also affect final cost, as older homes frequently reveal unforeseen issues once demolition begins.
Carrillo emphasized that the purpose of sharing this information is to help homeowners enter the planning process with accurate, project-specific expectations rather than generic benchmarks.
"A kitchen renovation is one of the more significant investments a homeowner will make in their property," she said. "When the cost variables are understood from the start, homeowners can make informed decisions about where to invest and where to adjust without compromising the outcome they are working toward."
